What May I Construct?
WoodRun lots are for residential single family homes of no less than 1300 sq. ft.
Must I Build?
You are not required to build on any WoodRun lot, but once construction starts it must be completed within (6) months.
Are There Restrictions on Property Usage?
For protection of the individual property owner's investment, Deed Restriction are recorded with the Bastrop County Clerk and are subject to property owner enforcement.
What Utility Services are Available?
Bluebonnet Electric, Aqua Water, Telephone and TV Cable/Internet Services are available to the front of each WoodRun lot. The property owner is responsible for installing a county approved sewer system.
Is Owner Financing Available?
Yes! With as little as 15% down, "You Qualify Financing" is available. Contact the WoodRun Design Center at 512-385-4422 or visit their Office at 7901 E. Ben White Blvd, Austin, TX 78741 for details.
Are Turn Key Home-Land-Improvement Packages Available?
Yes! Once you have approved financing, Woodrun can handle the county permitting, foundation engineering, home specification and order placement, lot clearing, home installation, utility service connections, and driveway/culvert installation. Six Weeks later, all you do is Turn-On the Lights and Move-in! Contact the WoodRun Design Center to select a floor plan, choose your feature options and discuss financing options.
May I Obtain My Home from any Homebuilder or Modular Retailer?
Yes! WoodRun's primary purpose is to provide a lot for a prospective homeowner. A lot purchaser is welcome to choose their own Homebuilder or Home Retailer. WoodRun is pleased to cooperate with any other Home Retailer to meet the lot owner home requirements.
How Far is Woodrun from Bastrop?
Bastrop City Limits are within 1/2 mile of WoodRun Subdivision.
Are Fire Protection Hydrants within WoodRun?
Yes! Woodrun homeowners will save on insurance costs due to the fire suppression systems installed along Smith Rd. The Bastrop Fire Department services WoodRun residents.
What Emergency Services are Available?
Bastrop Fire Department, Bastrop County EMS and Sheriff Department responds to WoodRun homeowner needs.

Directions from Austin-Bergstrom International Airport

From the Austin-Bergstrom International Airport Entrance, travel east 21 miles on Hwy 71. Exit Loop 150 and proceed through the light at Hasler Blvd, turning left onto Loop 150. Proceed approximately 1 mile, crossing the Colorado River; and at the first traffic light (Main Street), turn left. Proceed to the second stop sign, at Cedar Street and turn left. Proceed, again to the second stop sign, at Carter Street; turn right, crossing the railroad tracks. Continue approximately 1.5 miles to Smith Road; turn right just before crossing the railroad tracks a second time. Welcome to WoodRun!
